Trinity Heights Townhouses Standard Specifications

The specifications below are close to final, but are subject to availability of materials and fixtures and to final changes and adjustments by Duke, its builder and developer, or as required by governmental authorities who have not yet signed off on the final plans for the townhouses.

Excavation

Exterior light fixture selections and locations are predetermined.
Builder provides a lighting package.
Choices for the dining room are available from Builder's selection.

Heating and Air

Each unit is equipped with an engineered system, sized to provide heating and cooling capacity to all finished or finishable areas, excluding the garage and attic.
Each system is manually zoned and will require seasonal adjustment for air distribution.
Builder will provide written instructions for the seasonal adjustment procedure.

Insulation

Only basement walls and ceilings common with heated areas of the home will be insulated.

Drywall

Builder's warranty does NOT cover minor defects in the drywall finish.
Only code-specified garage walls and ceilings are hung and finished.
Builder assumes NO responsibility for sizing and finish specification for future wallpaper areas.

Cabinets

Interior Trim
All material is paint grad finger joint.

Stair Rail

Paint
Architect will select all paint colors (interior and exterior), except front door.
Garage overhead doors are factory white.

Shelving and Bath Hardware

Door Hardware
All locks keyed alike.
Brass kick plates at the front door.

Hardwood

Ceramic Floor Coverings Driveway
The driveway is installed to accommodate light vehicle traffic only.
Minor settlement and expansion cracks are not unusual.
Placement of large vehicles representing concentrated loads on the drive may result in damage to the drive.
Builder strongly suggests that no large vehicles be allowed on the drive at any time.

Appliances

Landscaping

Builder's warranty covers shrubs for 30 days after occupancy and does not warrant the growth of grass.
Correction of erosion occurring after occupancy is the homeowner's responsibility.

Extra Values Change Orders
Change orders executed more than ten days after signing of the contract are subject to a $150.00 processing fee. The fee for the first change order if initiated within 10 days of the contract date will be waived. All change must be in writing and signed and will include a non-refundable payment equal to a minimum of 20% of the change order amount before work may commence. Change orders may affect the production schedule and result in an adjustment to the closing date. The mortgage lender must approve change orders affecting the contract price. All selections must be made through the builder's vendors.
The purchaser must contact the builder within five business days of contract to schedule a meeting for selections. All selections must be complete no later than 30 days after contract date.
The purchaser shall retain the right to have a private home inspection after a certificate of occupancy is issued, with 3 business days prior notification to Builder. Early occupancy, prior to closing, is not permitted. Storage of the purchaser's personal possessions in the dwelling prior to closing is not permitted.

The builder's vendor must supply all light fixtures, including ceiling fans. The builder warranty will not cover the finish on exterior brass hardware or light fixtures.

The builder will offer buyers the opportunity to purchase certain optional features.  By clicking here, you may view a list of the standard options to be offered by the builder.  The list is likely to expand as we become aware of additional options buyers would like to purchase.  As soon as they are available, prices for the options also will be posted.
