Project Update as of September 2007 

** Note announcement below as of August 2007 regarding discontinuation of  free internet service for original purchasers of Trinity Heights units **

All forty units of new housing in Duke University's Trinity Heights project, twenty-five houses and fifeen townhouses, were sold as of June 2002.

This web page will continue to be updated to allow sellers who wish to advertise Phase I (older homes in the Trinity Heights neighborhood sold by the University as fixer-uppers) and Phase II properties available for resale.  Advertisements for Phase I resales can be viewed by following this link.  Advertisements for Phase II resales can be viewed by following this link.  At present, there is one Phase I property at 1410-12 Markham Avenue and three  Phase II properties at 1508 West Markham and  1516 West Markham (both townhouses)  and a single-family house at 837 Onslow for resale.  (Please note that sometimes sales are not promptly reported, and information as to properties on the market may be out of date.)

Background Information

The University is pleased to announce the completion of Phase II of the East Campus/Trinity Heights Homesites, a program of home ownership for Duke University faculty and staff wishing to live in the area immediately north of East Campus. The area is shown on the adjacent map and is bounded by Markham Avenue on the south, Green Street on the north, and Berkley and Sedgefield Streets on the east and west, respectively. We take great pleasure in reporting that this project already has won several awards: the Durham City-County Appearance Commission's 2003 Golden Leaf Award for residential property development, the Historic Preservation Society of Durham's 2000 George and Mary Pyne Historic Preservation Award, and a gold medal from the local Durham Orange Home Builders Association's in its Fall 2000 Parade of Homes (awarded to the Davison model house at 806 Onslow Street).

Phase I of this project -- the sale of nine existing older homes in the blocks to the east of the Phase II property (shown in blue in the diagram to the right) -- began in 1998 and was completed in 1999.  From time to time, resales of the original Phase I homes come back on the market. Phase II consists of 25 single-family homes with optional garage apartment/study and 15 townhouses in a traditional neighborhood design concept. The models for detached single-family houses are in the craftsman or bungalow style, with optional garage apartment with home office or apartment above.

There are two separate townhouse buildings, both in the Georgian style of architecture.  A site diagram showing the location of the single-family lots (except the Onslow Street lots) and townhouse units can be seen by following this link. Buyers for the new single-family homes had six models to choose from with two or three bedrooms and ranging from 1,500 to 2,100 square feet. Buyers for the townhouses also had five models to choose from, most with two bedrooms, and ranging from 1,500 to 2,100 square feet. Prices range from $160,000 to $230,000 for both single-family homes and town.

The plans for all models of the homes and townhouses are also available for review in the Office of Real Estate Administration.

The initial homeowners' dues are $55 per month for the single-family houses and approximately $140 per month for the townhouses.  McNeill Burbank Homes of Cary and Gibraltar Properties of Raleigh were the builders for the single-family houses and townhouses, respectively.  Original house prices and specifications for all six models of the detached single-family homes and townhouse prices and specifications are available on this website.

The developers for this project are Robert Chapman of Durham and Milton Grenfell of Charlotte.  The builder for the detached single-family houses is Al McNeill of McNeill Burbank Homes of Cary (shown facing camera in dining room of model home speaking to a customer).  Grenfell, who also serves as the project's architect, is pictured here on the right reviewing plans with Shawn Culligan, project manager for Gibraltar Properties, the builder for the townhouses.

All sales are only to faculty and staff of Duke University and are subject to restrictive covenants to assure that purchasers reside in their houses and that resales are made only to Duke faculty and staff. (A purchaser of a single-family home may rent out a garage apartment.) The new home restrictive covenants can be seen by following this link.

Houses allow an optional garage (pictured below to the left) or garage with apartment/home office (pictured below to the right).  The apartment may be rented to the general public.

All Phase II units (houses and townhouses) are furnished with a broadband internet connection equivalent to T-1 speed at no cost to each original purchaser for a period of three years.  For information regarding Duke's current broadband offerings, refer to http://www.oit.duke.edu/remote_access.  From time to time, it may be necessary to adjust the ADSL package offered through this program due to contractual or tariff issues between Duke's OIT department and the provider of the broadband service, such as the adjustment being made in May 2003.  If any original purchaser still wishes to sign up for the current broadband service, please click here for directions. 

Note regarding end of free service to original buyers:  The broadband service contract Duke OIT had with the original Trinity Heights residents to pay for Time Warner cable modem service has expired as of July 1, 2007.  These Trinity Heights residents who had their Road Runner service paid for by Duke either already have or will soon receive their first self-pay  bill in August 2007. The bill is effective 7/1/07 and also includes a charge for next month's service. If a resident has any other service  through Time Warner, such as Cable or Phone, the resident will see this fee  added to his or her existing bill. In the event of resales by the University, any faculty or staff member wishing to buy one of the single-family or townhouse units for sale should complete the application found on the web page and return it by mail or in person, along with a $500 refundable deposit check, to the Office of Real Estate Administration.  All applications received will be considered on a first come, first served basis.
